1. About this service
PropCGT (https://propcgt.co.uk) is an online calculator that produces estimates of UK Capital Gains Tax (CGT) liability on residential and commercial property disposals. The service is operated as a sole trader / small business and is not a regulated financial adviser, tax adviser, or accountant.
2. Not professional advice
The output of PropCGT is an estimate only. It is not, and should not be treated as, professional financial, tax, or legal advice. The calculation is based solely on the information you provide and on HMRC rules as understood at the time of publication. It does not account for every individual circumstance, HMRC interpretation, or future legislative change.
You must not rely on PropCGT as a substitute for advice from a qualified accountant or tax adviser. Before submitting any return or making any payment to HMRC, you should seek independent professional advice if you are unsure of your position.
3. Limitation of liability
To the fullest extent permitted by law, PropCGT and its operators accept no liability for:
- Any inaccuracy in the CGT estimate produced
- Any tax, penalty, interest, or surcharge arising from reliance on the estimate
- Any loss of data, loss of profit, or consequential loss of any kind
- Any errors arising from incorrect information entered by the user
Our total liability to you in connection with any use of this service shall not exceed the amount you paid for your report.
4. Payment
A one-time fee of £4.99 is charged to unlock the full CGT breakdown and download the PDF report. Payment is processed securely by Stripe. We do not store your card details.
The free headline estimate is always available at no charge. Payment is only required to access the detailed breakdown and PDF report.
5. Refunds and your cancellation rights
Under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013, you ordinarily have a 14-day right to cancel a purchase of digital content.
However: by ticking the consent box at checkout and clicking Pay, you expressly request that we begin providing the digital content immediately, and you acknowledge that you lose your right to cancel once the content has been made available to you.
If you experience a technical fault that prevents you accessing your report after a successful payment, please contact us and we will either resolve the issue or issue a full refund at our discretion.
6. Accuracy and updates
We aim to keep the calculator up to date with current HMRC rates and rules. Tax law changes frequently. You should verify that the tax year and rates shown match the year of your disposal before relying on the output.
7. Privacy and data protection
PropCGT is the data controller for any personal data processed through this service. This section explains how we handle your data in accordance with the UK GDPR and the Data Protection Act 2018.
What we collect and why
- Email address — collected at checkout and passed to Stripe solely to process your payment and send you a payment receipt. Legal basis: performance of a contract.
- Calculation inputs — property and financial details you enter are processed on our servers only to calculate your CGT estimate and generate your PDF. They are not stored on our servers after your session ends.
- Payment data — card details are handled entirely by Stripe and are never seen or stored by us.
Data retention
Your email address is retained by Stripe in accordance with their privacy policy. We do not retain your personal data on our own systems beyond the time required to process and deliver your report.
Your rights
Under UK GDPR you have the right to access, rectify, erase, or restrict processing of your personal data, and the right to lodge a complaint with the Information Commissioner's Office (ICO) at ico.org.uk. To exercise any of these rights, contact us at propcgt@outlook.com.
Your calculation inputs are stored only in your browser (localStorage) and are not transmitted to our servers except to perform the calculation and generate your PDF.
8. Governing law
These terms are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
